Introduction
The client, a prominent law firm specializing in real estate legal matters, frequently deals with complex property documents such as deeds, liens, and mortgages. These documents contain critical legal information and details about ownership that are essential for their legal processes. The traditional method of manually analyzing these documents was time-consuming, costly, and prone to errors. Our challenge was to transform this process by leveraging AI and OCR technologies to automate the extraction of key information, thereby improving efficiency and accuracy.
Challenge
The manual analysis of real estate documents required significant time and effort from highly skilled lawyers, whose hourly rates are substantial. The process involved multiple steps to gather, verify, and interpret legal information from various documents, making it labor-intensive and susceptible to human errors. The objective was to automate this process, allowing for immediate extraction and analysis of essential data, thus minimizing manual labor and associated costs.
Solution
PropTechVision developed an AI-driven solution using AWS Textract for OCR and the ChatGPT API for extracting necessary information through prompt engineering. The approach included the following steps:
Data Acquisition
Utilized APIs to gather real estate documents such as deeds, releases, and mortgages from sources like county records, property databases, and title companies.
OCR Processing
Used AWS Textract to perform Optical Character Recognition (OCR) on the acquired documents, converting them into machine-readable text.
AI-Powered Data Extraction
- Leveraged the ChatGPT API to analyze the text extracted by Textract. By utilizing prompt engineering, we ensured that the AI could accurately extract legal information, ownership details, and percentages of ownership from the documents.
- Implemented embedding and fine-tuning to enhance the AI's understanding and accuracy, ensuring it could handle the specific terminologies and nuances of legal documents while decreasing costs by improving efficiency and reducing errors.
Automated Data Analysis
The system automatically processes and organizes the extracted data, generating comprehensive reports that include all necessary legal information and ownership details. These reports are reviewed by the client's legal team for final verification and use in their legal processes.
